As Katy’s population continues to boom, so does its number of retail shopping centers.
The Shoppes at Park West is a future retail center that will be located at the northeast quadrant of I-10 and Katy Fort Bend Road. Dallas-based firm The Retail Connection broke ground on 300,000 square feet of the property on Monday, July 6.
By the time the project is completed, the complex is expected to encompass 450,000 square feet on 40 acres of land according to the company’s release Monday. There is 150,000 square feet of property still in negotiation according to the same release.
Members of The Retail Connection, its development arm Connected Development and Houston-based partner Medistar Corp officially announced the development.
According to David Stukalin, president of the Retail Connection’s Houston office, Katy’s growth has turned the location into a high-demand area with about 120,000 cars passing by it per day, prompting the company to put down roots on this center where they did.
“Katy’s consistent economic growth has opened up the opportunity to bring additional retailers to this high-impact location, which was a key factor in us going forward with this site,” Stukalin said. “The access granted by the new Grand Parkway has changed the traffic patterns and allowed this location to become a major retail hub for the entire area.”
Alan Shor, president of The Retail Connection, shared the same sentiments.
“This project is in a one-of-a-kind location,” he said. “The finished product will be a great shopping option for the surrounding community.”

Medistar Corporation founder and CEO Monzer Hourani agreed with both.
“The new power center will be a tremendous asset to Katy and the remaining development planned at Park West,” Hourani said. “Park West is very strategic, being located at the northwest quadrant of I-10 and the Grand Parkway, adjacent to Memorial Hermann Katy Hospital.
“We are realizing with the opening of the Grand Parkway, Segment E, that the activity and development opportunities occurring at Park West in the next six to 10 months are very exciting,” he added.
Shor added that the project’s location offers visibility to its tenants as well as easy access for its customers.
Medistar Vice President of Development and Acquisitions Kelly Lindig clarified that the actual beginning of the retail center is slightly further east than the stated corner of Katy Fort Bend Road and I-10.
“We wanted to start the retail more in the core of our land development as opposed the west end of our land, which is Katy Fort Bend and I-10,” he explained.
Medistar owns the retail frontage and the 150 acres surrounding it.
The Shoppes at Park West will be in close proximity to the existing Katy Mills Mall. However, instead of becoming instant rivals, Lindig believes that the two will be able to complement each other.

“We’re a clean slate,” Lindig said. “Katy Mills Mall is fairly well developed and some of it is a little older. This is an opportunity to start with a fairly significant retail development that’s brand new out of the ground. We think that the Park West development will be a great retail venue for Katy and be complementary to the mall.”

Among the future high-profile, nationally-known tenants who have already committed to the shopping center are Bed, Bath and Beyond, DXL, DSW, Kirkland’s and BuyBuy Baby. There will also be smaller entertainment venues and restaurants for customers to enjoy.
